There is a track of land next to my property that we are considering purchasing. Currently I have a 118 acre track of dense hardwoods (lots of acorns) thatwe have hunted for the last 40 years. The adjacent tracks are:
1) 165 acre of cut over that was logged 15 years ago. Real thick, few oaks were left on it. I know the owner and they have pulled some nice whitetail off the property.
2) 165 acre that is currently being clear cut. There is a lot of areas where the loggers "de-limbed" and the brush pile is thick. I have seen this and usually within a year, briers and thickets will start to grow.

If we purchase this track, this would give us a total of right at 450 acres that is surrounded (3 sides, front is hwy) that offers different terrain. Hardwoods, thick cut over and clear cut. Has anyone ever dealt with clear cut property before and whats the best course of action? We were going to leave all the limbs in place to rot and offer areas for thickets to grow while opening some areas for plots and lanes.

Bring in a couple of dozers and put in a pond or two - sweep clean a 50 acre pasture
to grow grass to sell or graze a few cows - sweep clean 5 to 6 5-10 acre plots to gate
and fence for millet or oat patches.... Improve out and clean the perimiter roads so
it is easy to run fence checks... Cut a few walking trails build a cabin and barn etc...

Sounds like you have a clean slate to do whatever you want...

yeah the main thing would be getting a viable road down the property and installing culverts where needed. Were surrounded by good management and I know the owner personally. basically if I adopt his plan, then it could be used as a bedding area and food source. The fence and gate is an option at the Hwy to keep out trespassers.

Burn the clearcut and watch the deer come to it.. better yet, if you’re all about deer management replant hardwoods in lower areas and longleaf on higher ground and burn longleaf areas on rotation.
There are state and gov programs to assist landowners in getting their property reforested.

Watch growing deer tv on youtube the best management advice you can get you will thank me wish i could get in white castle huntin club or one along the intracoastal i live and work in port allen good luck dr grant woods is a great biologist
