 Hurricane Katrina and Miss Gulf Coast.
Took a trip to Biloxi, Miss this weekend. Road the coastal road from there all the way to Pass Christian and Waveland on my way back home. It's been 7 years since the Hurricane. I road the coast about a month after Katrina and the area was totally destroyed. Well, it's still that way. I was shocked at how little rebuilding has occurred. Most beach front lots are for sale. And there's almost no new residential construction from the beach road to several blocks inland. The only real new construction is in the Casino industry. That place is going crazy over gambling. My wife survived Hurricane Camille in 1969 in Gulfport in a house 2 blocks from the beach. She said it looks like Katrina was much worse because the storm surge was much greater. Her family would not have survived Katrina in the same house.

You can thank the insurance industry for running businesses and residents out of there. The insurance rates to build along the coast are so high, no one could afford to go back.

The little bit of new construction I noticed was elevated on pilings at least 25 feet high!!!

I went back to Canada that way and though the same way. Can't blame anyone who wants a place that gets swamped every few years. One of my best days was spent getting hammered and driving golf balls in to the Gulf of Mexico all day long  they have some really nice beaches there.

I met a few people from there this past weekend and said that there is no work in that area so everyone is moving out. Can't afford to rebuild if there is no income. At least that's their story.

they made new codes that most people couldnt afford from what insurance paid out....it was the same here in setx all the way to galveston.....those that had increased the value of their home over the years and paid the higher insurance came away pretty good. they still had to meet code to rebuild though.....most people had not been increasing the value of the home and contents so payout was not nearly enough to cover a rebuild.......my dad had a cabin he bought back in the late 60's for like 10 grand and had paid insurance on that value until he sold it in 98...had this happend before he sold it, he would have gotten 10 grand to rebuild......keep up with your insurance and continue to adjust the value because insurance will only pay up to the declared value.

We met a guy who owned the beach that this hotel we stayed at was on. It had a mall in it, casino, a few restraunts, all sorts of shit. Its all gone now
